The first step in our selling process is, of course, to meet with the seller—either here at our office, at the house, or virtually. We discuss pricing, what the sales process will look like, market conditions, health expectations, and whether or not it’ll be in our mutual interests to work together.
The second step, home preparation, is what sets us apart from our competition. We have a professional stager on staff who will come to the house and figure out how to balance its space, lighting, and accents to optimize its first impression on buyers. It needs to look its best for arguably the most important day of the process: picture day.
In addition to taking expert photos of your home’s interior, our professional photographer also captures aerial photography and drone videos, and creates a virtual 3D tour with Matterport technology. In some cases, we’re even able to virtually stage a home, meaning furniture can be digitally rendered into the photos or 3D models of an empty home to give buyers a better sense of what the property can offer.
Once beautiful photos and videos have been taken, we go live on the market. We have a syndication platform that sends our listings out to more than 3,000 websites, but we also do targeted prospecting to locate specific buyers who are likely to be a great match. Our back-end programs (for which we pay good money) allow us to send customized emails to any of the 56,000 buyers currently in our system whose recent search criteria align with your property’s features.
Then, we wait for offers to come in and negotiate for the best price and terms. Of the 100 homes we’ve sold in the last 12 months, more than 60 of them sold at or above asking price! It’s a testament to our negotiation skills and data-driven approach to pricing (I have a Master’s in economics), which enable us to maximize our clients’ sales.
After we find your buyer, we safely guide you through the inspection, appraisal, and financing of the contract period and get you to closing. However, our relationship doesn’t end once your sale closes; our goal has always been to take care of our clients in such a genuine and effective way that they think of us first whenever they or someone they know has a real estate need.
