Three important ways the market has changed in the last six months.

Hey guys, I want to talk to you about three major differences in selling your house now versus selling it six months ago. 

  1. Preparing your house for the market is necessary. Over the last couple of years, we could get away with a house not being pristine and not being fully staged. There was so little inventory and so much demand that people would buy houses regardless of the issues. What we’re seeing today is houses that aren’t ready for the market are not selling quickly at all.

  1. Pricing makes a big difference. When you price a house, it sends a message to the buyers out there about the seriousness of the seller—so don’t think about it as the selling price, but as the marketing price. You want to set a price that attracts people to see the house. Buyer demand has gone way down, and inventory is going up, so pricing makes a difference. 
  1. The number of days on market has increased. We are definitely seeing houses take longer to sell, whereas pretty much every listing that we put on the market for the last two years was going to be on the market anywhere from two to five days. Now we’re seeing houses on the market for 30 or 40 days. 

As a result of these changes, it is more important than ever to make sure you’re working with a professional. This is not the time to list with someone that sold five houses last year. This is time to sit down with someone that sold 60, 70, 80, or 90 houses last year.
