A Strong Seller’s Market to Begin 2021

It looks like we are off to a blazing start in the new year!


The 2021 real estate market is off to an amazing start. Right now, supply is the lowest it’s been since I started my real estate career in 2009. As of January 10, there are 3,218 homes on the market, whereas last year there were 4,329—a 25.7% drop. The number of home sales in the Greenville MLS is up by 10.2%; in 2019, we sold 14,204 homes at this time, whereas in 2020, we sold 15,648 homes.

It’s still a phenomenal time to sell a house.

The rise in home sales has contributed to an increase in home prices, as well. The median price rose by 7.2% to $235,000. The average price rose by 10.6% to $282,467. When the average home price outpaces the median price, it means that we’ve had a lot more higher-priced homes sell. That seems to be the case since we’ve seen lots more people moving in from out of state than usual for reasons relating to politics and the coronavirus. They just don’t want to live in big cities anymore.

Ultimately, it’s still a phenomenal time to sell a house. For homebuyers, interest rates are still at historic lows, which makes it a good time to buy, as well.
