The current market trends show that more change is on the way.

This has been a crazy year in real estate so far. A ton has happened, which is why you need to make your decisions based on facts, not emotions. Today we’ll go over the latest data about our market.

The number of houses on the market this year is up 38.4% compared to last November. Last year we only had 2,941 houses on the market. Now we have 4,073. Meanwhile, sales are down 3.6% year to date. In October, they were down by 13.8%. The median price is still up by 17.3% year to date. The average price is also up by 13.5% year to date. The average number of days on market is down by 16.7% compared to last year.

However, in October, the average days on market was 32 days, and the average in October 2021 was 21 days. That’s up by about 50%, and if that continues, we’ll see days on market start getting longer and longer, but houses are still selling. We put a house on the market a couple of weeks ago, and it had 40 showings and five offers. We’ve had other houses on the market go under contract in a couple of days.
