Your Greenville 2022 Market Update

Here’s what’s happening in our local Greenville real estate market.

It’s hard to believe how crazy our market was in 2021! We sold over 100 listings and worked with 168 unique buyers, and frankly, it’s all thanks to you. We’d like to thank you for your referrals and business last year, and we plan to make 2022 even better. One way we want to say thank you is by keeping you informed on what’s happening in our market. That’s why today we want to go through the latest numbers for Greenville from January.

As of January 10, 2022, we only had 2,226 active listings in Greenville. At this time in 2021, we had 3,218, so we’ve seen a 30.8% drop in supply since then. If you’ve been paying attention to the market, this shouldn’t be surprising. Supply has been dropping for a long time.

Prices in our market have been going up for a while.

Next, for all of 2021, 17,201 houses were sold in our area. In 2020, 15,648 homes were sold, so we’ve seen a 9.9% increase. In 2009, about 6,500 homes were sold in our area, so things have nearly tripled since then!

Meanwhile, our median price was $268,895 at the end of 2021, while it was $235,000 at the end of 2020. That’s a 14.4% increase. As for the average price, it was $323,106 at the end of 2021 and $282,467 at the end of 2020—also a 14.4% increase. Finally, before 2021, the average days on market was hovering around 54 days for a few years; in 2021, it fell by 46.3% to 29 days.
